What Drives the Price Up or Down?

1. Access

The #1 hidden cost. A back garden with easy side access costs one number. A mid-terrace with no side access β€” every panel, post and concrete bag has to come through the house β€” costs significantly more. Same fence, same materials, very different labour.

2. Ground conditions

Soft, flat lawn is the easy case. The expensive cases are:

  • Clay ground that holds water (needs better footings)
  • Rocky or heavily stoned ground (slower post holes)
  • Heavy slopes (stepped panels or tailored timber)
  • Old concrete footings that need breaking out
  • Tree roots running along the line

3. Removal of the old fence

Most quotes include removing the existing fence, but check. A full 25m closeboard run with concrete-set posts can be a day's work to take down on its own. It should be in the quote, not a Β£200 surprise at the end.

4. Post type

Timber posts are standard. Concrete posts with gravel boards add about Β£8–£12 per metre but can extend the lifespan by years, especially on clay or where the timber meets the ground. On rental properties and commercial fencing, concrete posts nearly always pay for themselves.

5. Fence height

Standard garden height is 6ft (1.8m). Going above 6ft needs planning permission in most cases, and makes each panel heavier, taller and more expensive to fit. Short fences (3-4ft) for front gardens are cheaper per metre β€” but the proportion of time spent on posts and footings is higher, so they're not as much cheaper as you'd think.

6. Timber quality

Cheaper panels use thinner, knottier timber that warps and rots faster. Quality panels use planed, pressure-treated feather-edge or closeboard that looks better and lasts longer. How to Compare Quotes Fairly

Three quotes, wildly different numbers β€” the common situation. Normalise them by asking each firm the same five questions:

  1. Is removal and disposal of the old fence included?
  2. What type of timber (pressure-treated feather-edge? Overlap panel?) and what thickness?
  3. Timber posts or concrete posts with gravel boards?
  4. What are the post hole depths and are they concreted in?
  5. Are you fully insured and waste carrier licensed? (ask for evidence)

If a quote can't answer those five questions clearly in writing, it's not really a quote.

Do You Need Planning Permission?

In most of England, you can install a rear garden fence up to 2 metres (6.5ft) without planning permission. Front gardens facing a highway are capped at 1 metre.
